the Investment

WithinSodo offers an accessible rental with by-the-room options, with fees based on the season and day of the week. Rates vary from $500 to $1500 per room for up to 10 hours of access. Rooms must be rented in combination with other adjoining rooms for access. Applicable Washington state taxes, cleaning fees based on how many rooms you rent, and a refundable damage deposit are additional.

During the summer season (June-September), per room rentals range from $900 to $1500. The total rental cost is often between $4500-$8000 on Saturdays and $3000-$6000 on Friday & Sunday dates. In the off-season (October-May), per room rates range from $500 to $1000, and total rental cost between $2000-$6000.

Whether you choose to rent just one room or all five at once, the total cost will depend on the specific rooms and the day of the week. Please note that the prices provided are for up to 10 hours of access. We do require you meet with our team (onsite or virtual) before holding any dates or sending contracts. Please see the section below for details about our Bar Program.

the Bar Service

We would love to make your guests a custom craft cocktail!

An in-house full-service bar package are required for most dates. We take care of all the permits, staffing, glassware, mixers, garnishes, ice, etc. There are multiple options for bar locations throughout the building, each of which could open/close at different times. We also offer a creative selection of alcohol-free options as well!

Our minimum purchase request is very approachable and we offer a personalized bar consultation to ensure you have everything you want to offer. While we exclusively provide alcohol and all bar services, there are no restrictions on any other vendors as long as they are properly licensed and insured.

The execution of a “flex space” required careful consideration to conform to as many different concepts as possible. The addition of kitchen and bar facilities as well as a rooftop deck brings an entirely new level of versatility and something unique to the Sodo neighborhood.

When WithinSodo was conceived, the Sodo building had existed as a metal shop, an industrial equipment sales location, and a warehouse for furniture storage. The bones were strong, the space open, and the character authentic.  Highlighting the natural materials and creating a “function through form” design was the goal. We wanted to build a space that could adapt to and house a wide variety of events, from an hour-long photoshoot to a day-long corporate retreat and everything in between.

The finished space consists of four dividable rooms of 900-1400 square feet each, a 3000 square foot roof deck, five bathrooms, a caterer’s kitchen, three built-in bars (or optional satellite bar), a 20' projection screen, and audio ran throughout. With a total capacity of 625 (450 downstairs and 175 upstairs), WithinSodo caters to almost any type of event you can imagine.
